Do I need to hire a lawyer or a notary?

Yes! Your lawyer or notary will ensure that the title to the property is conveyed (transfered) to you in good order. They will also look after drawing up the mortgage and ensure that it is registered properly at the Land Titles Office. You will need to bring the lawyer or notary the balance of your downpayment plus any adjustments made to the purchase price.  Before you meet with your Notary or Lawyer they will contact you let you know the amount you need to bring in order to allow a smooth mortgage transaction. They then forward the funds (plus the mortgage) to the seller in return for title to the property.  Normally, you would visit your lawyer or notary to sign the necessary mortgage documents a couple of weeks before the completion date.
